*For all dates except Christmas to New Year, a 2-night minimum stay is required. For bookings of any dates between Christmas and New Year, a 7-night minimum stay is required.
Reservation Terms
1. Early check-in and late checkout – subject to availability and may incur additional costs.
2. Booking Terms
– Enquiries only become confirmed bookings when payment has been received. Upon inquiry, we will place the villa on hold for 48 hours.
– The Coast has a minimum 2-night stay for most of the year.
– Christmas and New Year will require a minimum of 7 nights booking accompanied by specific check-in / check-out dates.
– We advise all guests to have travel insurance at the time of booking.
3. Payment, Cancellation & Refund Policy
– At booking, a non-refundable 25% deposit is required. For peak periods, a non-refundable 50% deposit is required.
– If no payment or no notice of payment is received within 7 days of invoice, The Coast can assume the booking is no longer desired and may take another booking.
– The balance payment will be due 30 days prior to your arrival. For peak periods this extends to 60 days. Once paid the balance is non-refundable.
– Prices quoted are in US Dollars
– All bank charges incurred due to bank transfer are for you to pay. The Coast will confirm the amount received.
– Once the deposit or balance payment has been received, a final booking confirmation will be sent, listing the complete booking details.
4. Driver’s accommodation is not available at the Property. Suitable Options nearby can be provided on prior request.
5. Child Policy
– No Children without Parents’ supervision is allowed.
– Our Villa accommodates 11 people.
– Additional Children under 5 years stay complimentary in the Villa with a maximum of 1 child per suite.
– There is a surcharge of USD 50 per child over 5 years.
– A baby crib and additional bed are available on request subject to availability and may incur additional costs.
6. Dietary restrictions and food allergies to be informed at the time of booking.
7. All our rates are on a Bed & Breakfast basis (Sri Lankan OR Western). Brunch, Lunch, Dinner, and other items can be purchased from our A la carte menu.
Reservation Rules
The Coast hopes to create a pleasant stay for guests whilst ensuring the house is treated with care. To help maintain a pleasant and safe environment by respecting the property, please observe the following:
- Please treat our staff with respect. The Coast wishes to create a caring and courteous environment for all.
- No smoking is allowed in the main house, including the balcony areas and service terraces. If you wish to smoke the open area outdoor garden and pool areas are permitted.
- Any damage to or removal of The Coast’s property by the guest, whether accidental or wilful, will be chargeable in USD.
- Please refrain from eating in the bedrooms to ensure a clean and insect-free environment to avoid any unpleasant sleeping environment. Eating on the balconies are permitted.
- If you have a massage either on or off the premises, please ensure all oils are washed off before using our bed linen and towels.
- Please use the provided showers before swimming in the pool especially when entering directly from the beach.
- For the safety of all guests, side drinks will be served in plastic drinkware around the pool area.
- No wet clothing is allowed in the formal dining and pantry areas. Any wet damage requiring clean services will be chargeable in USD.
- No parties are allowed without the prior consent of The Coast Management.
- Only registered guests with a booking will be allowed onto the premises. Outside guests are not allowed without prior consent of The Coast Management.
- Pets are not allowed.
Frequently Asked Questions
The maximum of 11 guests is allowed with 2 people per room with the except of the Ceylon Suite which is a triple share (1 additional child may be allowed at a supplemented rate).
The Coast only offers the entire house however, yes you can book just one room for a higher rate and enjoy exclusive access to the entire villa and its amenities.
The rate includes daily breakfast, WIFI, PEO TV and exclusive use of the entire property and its facilities.
The Coast is staffed with an exceptional team that will take care of your in-house dining, daily housekeeping, and 24-hour security. They will also be available to arrange additional services such as on-site experiences with our butler service.
With the exception of Christmas and New Year, The Coast has a minimum 2-night stay for most of the year, making it an ideal location for a stopover stay as you travel across beautiful Sri Lanka. Christmas and New Year will require a minimum 7 nights booking.
Unfortunately we do not offer 24 hour dining services. We do have an extensive la carte breakfast, lunch, dinner, and snacks menu.

The Coast does not provide accommodation for drivers, but our butler service can help recommend nearby accommodation.
Outside guests are welcome to join you for a meal (at an extra cost) or swim if you wish; subject to prior management consent. Please note no outside guests be allowed to stay overnight.
Sri Lanka has two distinct monsoon seasons: the Maha (October to January) and the Yala (May to August) monsoons. The northern and eastern areas of Sri Lanka are affected by the Maha monsoon, whereas the south and western regions are affected by the Yala monsoon.
